The Muzicant Holding is a long-term real estate investor with a clear focus on sustainable value creation through entrepreneurial thinking and disciplined execution. We invest in properties at various stages of their life cycle, enhancing them through capital strength, strategic insight and decades of experience.
We focus in particular on opportunities where conventional investors encounter economic, structural or strategic constraints. These are precisely the environments where lasting value can be created. In addition to traditional 
real estate acquisitions, we also invest in non-performing loans (NPLs) and structured, property-related financing solutions. Selectively, we provide short-term loans for bridge financing or capital release situations.


Target Regions and Asset Classes
Our geographic focus is on Austria and Germany. We actively pursue properties with untapped potential and create long-term value through hands-on asset management, repositioning and entrepreneurial oversight. Our core focus lies within the opportunistic, value-add and manage-to-core segments. In prime locations, we also consider core and core+ investments.

Commercial (nationwide; selective approach in Tyrol and Vorarlberg):

  • Retail parks and standalone retail assets
  • Grocery-anchored retail (e.g. supermarkets, drugstores)
  • Logistics and distribution facilities
  • Light industrial and manufacturing properties
  • Business parks
  • Hotels, boarding houses and all forms of short-term accomodation concepts
  • Prime high street assets in top locations up to approx. EUR 150 million

 

Germany
Residential (North Rhine-Westphalia, Berlin, Leipzig):

  • Rental apartment buildings
  • Multifamily residential assets
  • Mixed-use residential and commercial buildings
  • Micro-apartments and student housing
  • Residential portfolios

Commercial (nationwide, cities with >500,000 inhabitants; smaller cities only in NRW):

  • Office and mixed-use office/retail properties
  • Retail parks and standalone retail assets
  • Grocery-anchored retail (e.g. supermarkets, drugstores)
  • Logistics and distribution facilities
  • Light industrial and manufacturing properties
  • Business parks
  • Hotels, boarding houses and all forms of short-term accomodation concepts
  • No traditional retail properties located in pedestrian zones of secondary cities


Investment Criteria and Deal Structures

  • Single-asset acquisitions up to approx. EUR 50 million
  • Selective review of prime assets up to approx. EUR 150 million
  • Asset and share deals both considered
  • Focus on existing properties with vacancies, refurbishment needs or repositioning potential
  • Acquisition of real estate portfolios
  • Purchase of non-performing loans (NPLs)
  • Structured capital solutions including mezzanine financing, bridge loans and capital release structures
